Office Rent Terms:
3 month trial period – whereby either party can give notice, then a 6 month contract.
Professional, desk based, single person only.
Tenants will be police checked due to the fact that it’s a shared office.
Two references to be provided.
Be able to pitch in with the cleaning! Remember, this is a shared office not a managed office!
1 month advanced rent payment – i.e. double rent payable in the first month.
Rent to be paid by the 28th of each month - cash, cheque, direct transfer or gold bullion accepted!
Cost: £150 - all bills (except insurance) are included in the price. Try and find a cheaper all inclusive office available in the Accrington area for just £150 per month – you wont!

Things to Know About Sharing an Office
Sharing an office is the perfect way to make the jump from working at home or starting a new business.
Your overheads are kept to a minimum as you will share the overall rent costs with the other two business.
If you are struggling working at home, feeling cut off from the world and lacking human contact – then this is the perfect solution.
All bills are included in the price, try and find a cheaper all inclusive office available in the Accrington area for £200 per month – you wont!
Personal décor isn’t permitted.
Noise levels to be kept to an acceptable level, we typically have the radio or iTunes on for background noise. Anything louder wouldn’t be acceptable.
You will need your own business insurance, for 3rd party and fire & theft. We can recommend a broker based in Oswaldtwistle who Eviser uses – costing £35 per month – but this does include employee’s liability which is extra and you wouldn't need to pay.
It can be a great motivator “going to work” each day and getting into a routine.
It's much more productive working in an office than at home. That’s speaking from personal experience.
You’ll be “working with” like-minded business people – which can be really great talking about business issues with each other.
What You Will Need
Office Furniture:
You will need furniture to work on. A desk, chair and a filling cabinet if needed. If you require more than this, please discuss it with me first as office space is limited – we all need personal space!
Telephone/Fax Line:
If you require a land line number, then you will need to organise your own telephone line. Typically, BT requires a minimum 12 month contract – so think carefully about this. There will also be an installation charge.
We will not provide any telephone arrangements whatsoever – this has to be organised yourself.
